Home Insurance in Texas: Wind, Hail, and Flood Basics

How a standard Texas HO-3 policy works, what wind and flood exclusions to watch for, and when replacement cost matters most.

Texas homeowners face wind, hail, and flood risks that other states rarely see. A good policy accounts for all three.

The HO-3 policy

The standard homeowners form covers your dwelling, other structures, personal property, loss of use, and liability.

Wind and hail deductible

Many Texas policies apply a separate 1-2% wind/hail deductible calculated on the dwelling value — not the loss amount. Know yours before storm season.

Flood is separate

Standard homeowners policies exclude flood. Flood coverage is written through the NFIP or private flood carriers — with a 30-day waiting period, so do not wait for a forecast.

Replacement cost vs. actual cash value

Replacement cost rebuilds at today's prices. Actual cash value depreciates by age — usually a poor choice for roofs older than 10 years.
